Real estate transaction assistance

Assistance during the real estate transaction is a crucial step for anyone preparing to purchase a property. This activity involves a series of cadastral and urban planning checks, which culminate in the issuance of the Building Compliance Report (known as the RRE). It is often assumed that these checks are performed by the notary at the time of the deed signing. However, it is important to keep in mind that the notary is not a technical expert and is not familiar with the on-site condition of the property. Therefore, the notary’s work must be supported by a professional who can carry out investigations  both on-site and at the offices responsible for managing building permits.

Documents search

Documents search is often closely related to real estate transaction assistance but can also complement many other activities. The most common searches are conducted at archives such as the Revenue Agency (formerly Cadastre and Land Registry Office), Real Estate Registry Office, Notarial Archive, Municipal Offices, and Historical Archives. These searches cover a wide range of documents including paper cadastral maps, old land registrations, copies of sales deeds, inheritance declarations, lease contracts, building permits, occupancy certificates, and many other documents.
In addition to providing paper copies of the retrieved documents, the studio offers an additional service of digital archiving. All documents found at various offices are stored in each client’s digital folder, making them readily available for future consultations.

Inheritance declarations

Preparing the inheritance declaration is an extremely delicate task, as it represents the transfer of property ownership from the deceased to the heirs.
An often underestimated but crucial step is the identification of the inheritance estate. Best practice requires conducting thorough investigations, including on-site inspections, rather than relying solely on the transcription of cadastral records.
Following the inheritance declaration, the cadastral title transfers are submitted, resulting in the change of ownership registration from the deceased to the heirs.

Division of the estate

In the event that, following a Declaration of Succession, there are multiple heirs, the estate will be divided accordingly. All procedures carried out by the firm are preparatory to the deed, which will be executed by the Notary. Specifically, we begin by assessing the value of the estate and subsequently creating the lots to be assigned to each heir, providing for any necessary subdivisions or monetary adjustments.

Legal support

Legal assistance is provided through one of our Partners and represents a highly valuable service, especially in civil disputes such as boundary determinations, active or passive easements, setback issues, or adverse possession—matters that frequently involve the work of a technical professional.

Property taxes calculation

The firm handles the calculation of taxes and duties related to property ownership. For non-resident property owners in Italy, we also offer a tax payment service. Clients can transfer the required funds to the firm, which will process the payment and issue an official receipt.

Property management

Property management is a key service for clients who purchase a holiday home in Piedmont. Owners who do not reside permanently in the property need a local point of reference to handle routine maintenance or urgent repairs when required.
For this reason, we have developed a dedicated service, available in the areas of Alba, Asti, Langhe, Roero, and Monferrato.
